Is this fair? my husband will give me �5,000 to move out of the house and sign house over to him.?

I am living in the house both jointly owned by myself and my husband. I have a grown up son living with me but he is severely disabled and he can't work. (my son is from my first marriage to my late husband) I work full time and my husband works full time. My husband moved out of the house because of working away long distance. I tried to save the marriage but my husband told me he wanted a separation because he does not love me anymore. We have been married for 4 years and bought the house 4 years ago. From the minute we got bought the house, we both decided that he pays the mortgage and I pay the bills. I took out a home improvement loan of �8,000 to replace the windows and doors with double glazing which adds value. I am paying off the loan which will take 8 years to pay off. He said that I should move out and he takes over the house and puts tenants in the house instead. He is offering me �5,000 to move out and to sign the house over to him, which will make him sole owner and I lose the ownership of house because he pays the mortgage and I never have. I can't get a lawyer because I can't afford legal aid because I work full time. Is this fair offer he is making? I am a honest and reasonable person but don't want to be taken for a fool. Should I move out and sign over the house ownership to my husband for just �5,000? He told me that he does not have to pay me a penny for the house and that he being generous offering me �5,000.
