Why does every college, it seems, has to have a Quad?

I have been to several colleges as part of high school senior excursions, including NJIT, RPI, VT, and W&L, and I see that all of them have a quad area. I just wonder why. Does it have anything to do with a sort of college feng shui or for historical reasons? If anyone knows why, please answer. Thanks!
